The Design Process

Our design process is straightforward. Here is what it entails:
The first thing you need is to have an idea of what floor plans you like and what you would like the exterior to look like. Search to web for ideas and either sketch out your own plan on graph paper 2’ per square or print off floor plans you like from the many house plan sites on the web. Just search “house plans” and you will find more than enough to choose from. If sketching your own, please remember that exterior & interior walls and stairs consume a lot more floor space then you might think so a house that was originally 50’x30’ could only end up with 47’x28’ of livable space or 3’-4’ less if there are stairs.
At the initial meeting we will go over the floor plans you like, the exterior features you are looking for and the size limits we will be working with, i.e. limitations due to setbacks or a lot topography. This would also be a good time to take a look at your computer setup and get you started with the 3D viewer to see the 3D models of the exterior you will be receiving.
After the initial meeting we will get to work on the floor plans and we will iron out the floor-plan details. When you are happy with the floor plans we will switch to the exterior and start sending you 3D models to review. A face-to face-meeting at this point may or may not be necessary. When we are happy with both floor layout and 3D exterior and you give us the go ahead we will finish the plans for building permit and construction.
If you prefer, we are also willing to work with your builder to make sure we design the way they are most comfortable building and ensure the most efficient building process. When the final construction plans are ready we send you the plans and have a full-size set available for you pick up and review. It should be noted that changes at this point are still easy enough to do but any major change to the footprint or exterior will incur extra charges as the changes can be lengthy to complete and usually involve most of the drawings.
At the final meeting we will supply the plan sets: 5 full-size 24”x34” and 2 ½ scale 11”x17”, the Schedule 1, the Energy Design Sheet for building permit and engineering report if required, we can quickly go over them if you have any last minute questions and payment is required.
The entire process generally takes from 6-8 weeks depending on the number of changes and time in between emails or phone calls. We can turn plans around in 2-3 weeks if needed, but that will require few changes, very prompt communication and there will be a 25% increase in fees.
For most municipalities you will require the following documents to get your building permit:

- Schedule 1: designer information sheet – provided by At Home Plans
- Schedule 2: sewage system installer information (if required)
- Energy efficiency design sheet – provided by At Home Plans
- Engineering report – not always needed but can be provided by at home plans extra fee involved
- 2 sets of plans (to scale) – Provided by At Home Plans
- Survey plan
- Site plan
- Engineered truss layout (if required) – Ottawa requires it at submittal for permit but some municipalities allow you to supply at a later date
- Engineered floor joist layout (If required) – Ottawa requires it at submittal for permit but some municipalities allow you to supply at a later date
- Mechanical ventilation design summary – Ottawa requires it at submittal for permit but some municipalities allow you to supply at a later date
Every municipality is unique and slightly different so it is best to contact the building office beforehand to make sure you have the proper documentation.
Pricing

Pricing starts at $1.10/sq.ft. with 2 bay garage included, i.e. a standard house with a 2 bay attached garage $1.10/ sq.ft. (sq.ft. measured to outside bearing of house). A 1500 sq.ft. house with a 600 sq.ft. 2 bay garage is 1500*1.1=$1650 plus HST.
Pricing includes up to 3 meetings: Initial meeting, intermediate meeting (if required) and a final meeting when plan sets are delivered. We are happy to communicate via email or phone, but if you are more comfortable meeting in-person extra meetings can easily be arranged. Half of the estimated project cost is due at the first meeting with the remainder due at the final meeting. The initial meeting can be held at your lot if you would like us to get a better idea of where the house will be situated and the slope of the ground in that location. This is an especially good idea if you are planning a walkout basement. Please note that since the final house often changes through the design process and features are added or taken away the final project cost billed will be based on the plans as printed for permit.
There are extra charges for things like walk-out basements, ICF construction, extra garage bay, large wrap around porches or multi-level decks with stairs, detached garages, etc. Please call or email with specifics to get an accurate quote. All plans are designed to the current version of the Ontario Building Code and design features that fall outside of the code are possible, but will need to be reviewed and stamped by a certified professional engineer at an extra cost.
